MDA DataQuick said Tuesday that about 21,500 homes were sold last month in Los Angeles, Riverside, San Diego, Ventura, San Bernardino and Orange counties.
That's a 10.8 percent decrease from July, and an 11 percent increase over August 2008.
MDA DataQuick says the month-to-month dip was due to thinning inventory of foreclosure properties and financial uncertainty among potential buyers.
The median price last month was $275,000 - up 2.6 percent over July and down 16.7 percent from the year-ago period.
