New Rule- Landlords Beware!
A new federal regulation, the "Renovation, Repair, and Painting Rule" goes into effect April 22nd.  The law requires property owners to utilize only a "Lead Certified Renovator" to do any type of work on pre-1978 housing which may disturb interior paint surfaces of more than six square feet or exterior paint surfaces of more than twenty square feet.  There is also an option to take a 1-day class, "Using Lead Safe Work Practices on the Job."
 
This is a big change, in the past owners and contractors were simply required to distribute a lead-paint pamphlet to tenants.  So if you currently use a property management company, make sure they comply as you are financially responsible.  And if you employ a handyman to maintain your properties, consider paying for him to attend the class offered so that you are in compliance.  Records and reports of proper procedures must be ketp for 3 years.  And you must provide tenants with the pamphlet, "renovate Right" from the EPA before you begin any type of work!
Violators of this rule can be fined by the EPA or the state up to $32,500 per violation, per day!!!  I am happy to send you additional information about this new rule and a compliance guide
